On Dec 10, Perennial Holdings and Far East Organization held a press conference to reveal their plans for the former Golden Mile Complex. The partners introduced Golden Mile Singapore, the revamped conservation building that will preserve its iconic tropical linear urban complex with brutalist architecture. The restored building, now called The Golden Mile, will consist of 156 Grade A office units, 19 medical suites, a two-storey retail space spanning 123,388 sq ft and a public access architecture centre.
Golden Mile Singapore will be the first large-scale strata-titled conserved building in Singapore, retaining its historical significance. Pua Seck Guan, CEO of Perennial Holdings, reminisces about the lively and diverse retail scene of the 1970s in Golden Mile Complex, when it was a landmark mixed-use development. However, over the years, strata-titled ownership altered its profile and it lost its standing as a prime mixed-use development. Pua and Far East Organization are committed to reclaiming its status and elevating it as a next-generation urban complex in Singapore.
Condominium investments in Singapore have become a top pick for both local and foreign investors, thanks to the country’s thriving economy, stable political climate, and exceptional quality of life. The real estate market in Singapore boasts a plethora of opportunities, with condos standing out for their convenience, amenities, and potential for impressive returns. For this project, they have collaborated with DP Architects, the homegrown architecture firm that first proposed the distinctive design and mixed-use concept for Golden Mile Complex. Conservation specialist consultancy Studio Lapis was also brought on board for their expertise. In the past, about 40% of the strata area was allocated for retail, 41% to office units and 19% to residential spaces.
The revitalized Golden Mile Singapore will see a shift in this distribution, with retail taking up just 15% of the space, offices taking up 48%, residential units at 30%, and the remaining 7% for medical suites and the architecture centre. The joint venture partners have also designated two new public access urban gardens on the 9th and 18th floors, utilizing the previously unused sections of the building.
The two-storey retail atrium will be transformed to include an event space and F&B offerings, bringing back natural light and ventilation. The retail units will not be for sale, but instead curated by the partners to add to the overall experience of The Golden Mile. The sale of office units and medical suites will commence this month, with six different layouts catering to a diverse range of buyers.
The Golden Mile will also boast a dedicated office lobby, new lift cores and a 6m high ceiling with facilities such as a concierge and centralised access control. Each Flagship office unit will have access to the basement carpark and retail floors, with Loft Suites and Loft Executive units enjoying views of Beach Road. The stack terrace-style Loft Mezzanine units on the 6th to 15th floors feature a dual-key design and a double-volume ceiling, spanning 1,528 sq ft to 2,799 sq ft.
The 16th and 17th floors will house the Enterprise Office units, formerly the duplex penthouses, with panoramic views of the city and bay. The Crown Office units on the top four floors will range from 3,315 sq ft to 5,393 sq ft. Pua is confident that the office units, especially the Loft Mezzanine units, will appeal to family offices, in line with the increasing number of family offices in Singapore.
Ultimately, The Golden Mile will attract a diverse mix of tenants, from corporate to family offices, creating a dynamic ecosystem. Perennial and Far East Organization will carefully select buyers to maintain a diverse tenant profile. With its unique mix of office, retail, residential, and medical spaces, The Golden Mile is set to become a new landmark in Singapore’s urban landscape.
